Illinois Appraisal New License Requirements
In the state of Illinois, there are three levels of real estate appraisal licensure:
- Associate Real Estate Appraiser
- Certified Residential License
- Certified General License

Illinois Appraisal Upgrade License Requirements
As an Associate Real Estate Appraiser, there is a limit to the types of properties you can appraise. If you are looking to expand your career, it is recommended to continue education and training to achieve a Certified Residential License. Before beginning training for this level, you must first obtain an Associate’s Degree OR 21 college semester hours in specific subject matters. From there, OnCourse Learning provides all the educational credits you need to advance in your career in The Upgrade to Licensed Level Package. Similar to the trainee package, the Update package covers all educational requirements in a comprehensive and easy to follow manner. Designed for busy professionals, the coursework can be completed on your own timing. In addition to these 75 credit hours, you will also need to complete 2500 hours of experience within 24 months.
If you’d like to appraise commercial properties as well, you’ll need to meet the requirements for the Certified General License, which include:
- A minimum of a Bachelor’s Degree OR 30 college semester hours in specific subject matters
- An additional 100 hours of educational credits
- 3000 hours of experience completed within 30 months (including 1500 hours of non-residential appraisals)
Illinois Appraisal Continuing Education Requirements
All Illinois appraisal licenses expire on September 30 of odd years and must be renewed. To qualify for renewal, you must complete 28 hours of continuing education within the renewal cycle, with the 7-hour USPAP Update course or its equivalent taken annually.
