California Licensed Real Estate Salesperson Requirements

What are the state of California's requirements to become a licensed real estate salesperson?

To obtain a real estate salesperson license in the state of California, you must qualify for and pass a written examination. Those who pass the examination are provided a license application which must be returned to and approved by the CalBRE. In addition to passing the examination, you must meet the following requirements:

  1. Evidence of completion of three college-level courses:
    1. Real Estate Principles
    2. Real Estate Practice
    3. One course from the following list:
      • Business Law
      • Common Interest Developments
      • Computer Applications in Real Estate
      • Escrows
      • General Accounting
      • Legal Aspects of Real Estate
      • Mortgage Loan Brokering and Lending
      • Property Management
      • Real Estate Appraisal
      • Real Estate Economics
      • Real Estate Finance
      • Real Estate Office Administration
  2. Submit Salesperson Exam/License Application application to CalBRE
    Application must include official transcript for course completion (Real Estate Principles, Real Estate Practice and/or one other required course), documentation to establish U.S. citizenship or alien status, and pay the required license fee.
  3. Applicants must be honest and truthful. Conviction of a crime may result in the denial of a license. Failure to disclose any criminal violation or disciplinary action in an applicant’s entire history may also result in denial of a license.
  4. Be at least 18 years of age at the time of application.
  5. Have your fingerprints taken by a qualified Live Scan service provider and submit a completed Live Scan Request.

California Licensed Real Estate Broker Requirements

What are the state of California's requirements to become a licensed real estate broker?

To obtain a real estate broker license, you must first qualify for and pass a written examination. Those who pass the examination are provided a license application which must be submitted to and approved by the CalBRE.

  1. Successful completion of the following eight college-level courses is required to become a real estate broker:*If both Real Estate Economics and General Accounting are completed, only two courses from group “5” are required.
    1. Legal Aspects of Real Estate
    2. Real Estate Appraisal
    3. Real Estate Economics or General Accounting*
    4. Real Estate Finance e. Real Estate Practice
    5. And three courses from the following:
      • Advanced Legal Aspects of Real Estate
      • Advanced Real Estate Appraisal
      • Advanced Real Estate Finance
      • Business Law
      • Common Interest Developments
      • Computer Applications in Real Estate
      • Escrows
      • Mortgage Loan Brokering and Lending
      • Property Management
      • Real Estate Office Administration
      • Real Estate Principles 
  2. A minimum of two years full-time licensed salesperson experience within the last five years or the equivalent is required. Documentation to be provided as evidence of your experience.
  3. Submit Broker Exam/License Application application to CalBRE
  4. Application must include official transcript to show that applicant has finished the 8 required courses, documentation to establish U.S. citizenship or alien status, and pay the required license fee.
  5. License applicants must be honest and truthful. Conviction of a crime may result in the denial of a license. Failure to disclose any criminal violation or disciplinary action in an applicant’s entire history may also result in denial of a license.

California Real Estate Salesperson and Real Estate Broker Renewals

What are the state of California's requirements to renew a license for real estate salespersons and brokers?
  1. Licenses are issued for four years and should be renewed before the expiration date listed on the license.
  2. All renewal applicants must satisfactorily complete a total of 45 hours of approved offerings within the four-year period immediately preceding license renewal.
  • Real estate salespersons who are renewing an original license for the first time, must complete 45 hours of CalBRE-approved continuing education consisting of: 
    • Five separate three-hour courses in the following subjects: Ethics, Agency, Trust Fund Handling, Fair Housing, and Risk Management
    • A minimum of 18 hours of consumer protection courses
    • The remaining hours required to complete the 45 hours of continuing education may be related to either consumer service or consumer protection courses.
  • Real estate brokers renewing an original license for the first time must complete 45 hours of CalBRE-approved continuing education consisting of:
    • Five separate three-hour courses in the following subjects: Ethics, Agency, Trust Fund Handling, Fair Housing, and Risk Management
    • A minimum of 18 hours of consumer protection courses
    • The remaining hours required to complete the 45 hours of continuing education may be related to either consumer service or consumer protection.
  • For all subsequent renewals, all real estate brokers and salespersons must complete 45 hours of CalBRE-approved continuing education consisting of:
    • Either 15 hours of continuing education courses in the following subjects: Ethics, Agency, Trust Fund Handling, Fair Housing, and Risk Management OR one eight-hour survey course that covers the five mandatory subjects (Ethics, Agency, Trust Fund Handling, Fair Housing, and Risk Management)
    • At least 18 hours of consumer protection courses
    • The remaining hours required to complete the 45 hours of continuing education may be related to either consumer service or consumer protection courses.

  2. Application must include official transcript for course completion and pay the required license fee.
